Work Program G UID ING A TTR IBUTES FO FOR RFE RFEI IDIN TRIB Action Plan Innovation Center • FAR – Goal of min. 0.5 floor area ratio (FAR), not < 4 M sq ft of comm’l and research facilities; • BUILDING M ASSING - M ix of building types/ heights (potential for 1 to 5 stories) – including potential for headquarter buildings; • SUSTAINABIL TY - Significant LEED/sustainability (building materials, storm water retention through bio swales, etc.); • ENERGY - Net-zero energy goals - Use of parking and rooftops for energy generation; • TRANSPORTATION - Integration of alternative transit (incl. pedestrian, bike and mass transit); • WORKPLACE – Engaged/ inviting workplace (i.e. open spaces, gathering locations, shared facilities). • PARKING - Unique parking concepts; • USES - Warehouse uses auxiliary only to research and manufacturing; • DENSITY - Opportunities for densification over time (i.e. parking structures and new buildings); • TIM ING - Potential build out scenario and timing (based on previous experience); • M EASURE R/ J - Identified concept on how to meet M easure R/J requirements; and • NO RESIDENTIAL - Acknowledge communities current desire for no residential. 10
