  4. Summary of options to consider PLEASE NOTE THESE FACTORS REGARDING ALL OPTIONS: 1. Each of the dollar figures below also include demolition of the existing building(s). 2. Because the future use of the original Warrenton building (which includes the library and auditorium) is unknown, the options do not include cost of repurposing these spaces. Build the new Taylor MS first. Option 2A: Consolidate Taylor MS & Warrenton MS into 1,000 889 January 2021 $55,300,036 New MS at Taylor Site at 1,000 student capacity Option 2B: Consolidate Taylor MS & Warrenton MS into New MS at Taylor Site at 900 student capacity plus an 1,200 889 January 2021 $61,421,442 addition at Auburn MS (300) Current Combined Program Capacity of Taylor MS & Warrenton MS is 1,092 4

Option 1| Rebuild both Taylor MS & Warrenton MS How long will it take to complete? 7.25 years Replace both schools at 650 What is the total project cost? $98 million capacity (includes escalation over time) each Current capacity between the two schools is 1,092 After the new Taylor is built, move Warrenton Rebuild Taylor students into current Taylor MS during construction of Warrenton. If Warrenton would be rebuilt first, MS first students would have to be housed in portables (a significant disruption and cost) Consider boundary adjustments There would likely be some Middle School boundary changes to best utilize both schools 5

Option 2| Consolidate Taylor MS & Warrenton MS into a new MS on Taylor’s site How long will it take to complete? 4 years Taylor site is larger & 7.5 acres of the Build on the Warrenton site is currently occupied by the What is the total project cost ? $55-61 million Taylor site County. Students would stay in their current (includes escalation over time) facilities until construction is complete. 2A – Build at 1,000 capacity ($55 million) The new school on the Taylor site would include Honor historical references to honor Mr. Taylor and 2B — Build at 900 capacity plus 300 history Taylor MS. The original Warrenton MS building addition at Auburn MS ($61 million) would be retained and repurposed. Consider boundary There would likely be some middle school adjustments boundary changes with adjacent schools 6

OPTION 1 Option 1 NEW MS CAPACITY (650) Site: Taylor Middle School Benefits: - Potentially share bus drop-off w/ Brumfield ES - Ability to separate bus traffic from vehicle traffic - Room for updated playfields - Ability to relocate running track - Opportunity to optimize building orientation for daylighting - CD#1 results favor replacement - Students stay in current building while new one is being constructed Challenges: - Some playfields will be temporary unavailable during construction

OPTION 1 Option 1 NEW MS CAPACITY (650) Site: Warrenton Middle School Benefits: - Creation of two entry / exit points - Can set the building back from the street - Ability to keep/repurpose original WPA building portion Challenges: - Relocation of lighted / loud playfield - Connecting new construction to original WPA building portion to remain - Keeping the green space close to the building - Requires movement of the school bus fleet and school facilities department for future ballfield - Cost to construct new ballfields - Time: Must wait until County’s Stafford property is approved, designed and constructed for relocation

OPTION 2A Option 2A NEW MS CAPACITY (1,000) Site: Taylor Middle School Benefits: - More efficient space - Keeps a MS in Warrenton Town limits - Two entry / exits to site - Less initial cost and time to project completion and lower operating costs - Taylor and Warrenton students get into new facility sooner than other options - Increased educational and extracurricular program opportunities - Potential transportation efficiencies - Current schools 1.5 miles apart; not a significant distance to change sites - Ability to keep/repurpose original WPA building portion Challenges: - Approx. 11% of Warrenton MS students walk to school - Uniting 2 school communities - May necessitate prof. development training to operate school within a school model - Creation of larger building than board planned in the past - Ability to keep/repurpose original WPA building portion ad additional cost
